800 Salem

Camber Development engaged Tangram 3DS to create high-end marketing collateral for 800 Salem, a 237k SF industrial development. The goal was to elevate their marketing & leasing efforts and showcase the project’s scale and sustainability features to prospective tenants.

Challenges

Winter Conditions: The project began late in the year, meaning traditional site photography would have featured bare trees and gray skies.

Visual Precision: The client required highly specific adjustments to match the site plan exactly, including precise landscaping and technical architectural details.

Marketing Aesthetic: The project required that all visuals conform to existing branding in cohesive and appealing way.

3D Stills: Ground-level and aerial renderings for use in leasing brochures, e-blasts, and site signage.

3D Animation: A “flythrough” video showcasing the site’s proximity to I-93 and its functional warehouse space.

Variance Support Imagery: Targeted images used during municipal meetings to secure approvals.

Results and Impact

The 3D approach allowed Camber to market a lush, sunlit version of the project months before construction was complete. Notably, the imagery played a large role in the leasing teams strategy, arming them with high quality and accurate visuals.

3D rendering is a critical tool for projects starting in winter to ensure marketing remains “on season”.

Detailed site plan integration within 3D renders provides a “big picture” view for prospective tenants.

Sustainability features, such as being fully-electric with EV charging, are major market differentiators that benefit from visual emphasis.

We are thrilled to see 800 Salem 100% leased. When we kicked off our leasing efforts in the middle of winter, we knew we needed a way to show the market exactly what this state-of-the-art, all-electric facility would become. The 3D renderings and flythrough produced by Tangram 3DS were essential—not just for our leasing efforts, but as impactful tools in securing our municipal approvals. Being able to bring the completed project to life while construction was still in its early stages was a huge competitive advantage, and that momentum carried us right through to signing one of the most significant industrial leases in the region
